Let us know the results...I'm in a similar boat, not sure if I should upgrade my (very low endurance) or get the next level house.

i borrowed the money from a friend to upgrade my house. i went from the midlan house to the midlan villa so a happiness increase of 150 i saw an increase of about 10 points, not being happy with that i raised my end 3 level and saw a 20 point increse so my guess is i just didnt have high enough enurance to support that much happiness as poptart said may happen so depndeing on the house youre going for i would recomend enduarnce. endurance also helps with encumbrance not to mention item requirements

strength and level help with being able to carry more weight, thus helping your encumberance as far as I know....

The short of that thread is: Natural STR * 1.5 + END * 0.5 + Borg STR * 0.5 = Max carrying capacity.

Current Inventory Weight / Max carrying capacity = encumbrance.
